WHO WE WORK WITH

Block cleaning services for managing agents, RMCs and landlords
Residents judge a building by its lobby, stairs and bin store. We give block managers a cleaning contractor they don't have to chase: a written specification for each block and a visit record they can forward to directors or residents.
Managing agents and block management companies
One agreement for several blocks, with a visit record for each building.
Resident and right-to-manage companies
Clear tasks and photo proof that directors can check without visiting.
Housing associations
Communal and estate cleaning with RAMS, COSHH and DBS-checked staff.
Private landlords and freeholders
Shared areas kept clean between tenancies and inspections.
Developers and build-to-rent
Communal areas kept to standard for residents and viewings.
Mixed-use buildings
Residential cores, shared entrances and service areas on one schedule.
CHECKLIST
Our communal area cleaning checklist
Building communal area cleaning covers every shared space residents use. This is our standard checklist for communal block cleaning; yours is written for your block and agreed before we start.
Entrance and lobby
Entrance doors and glass cleaned, post boxes and intercom wiped, floors vacuumed and mopped, mats cleaned, cobwebs removed.
Stairwells and landings
Stairs swept and mopped, handrails and banisters disinfected, ledges and skirting dusted, litter removed.
Corridors and hallways
Carpets vacuumed, hard floors mopped, light switches, door handles and skirting wiped, internal glass polished.
Lifts
Lift car floor cleaned, mirrors and stainless steel polished, buttons and handrails disinfected, door tracks cleared.
Bin stores and refuse areas
Bin areas swept and disinfected, spills cleaned, odours treated, loose rubbish bagged and cleared.
External communal areas
Pathways, entrances and car parks swept and litter-picked, with pressure washing on request.
Windows and glass
Internal communal glass on every visit, with internal and external window cleaning on a set schedule.
Communal carpets
Regular vacuuming, with deep carpet cleaning and stain treatment when needed.

EVERY VISIT
Lobby, stairs, landings, corridors, lift and bin store cleaned; litter removed; touch points disinfected.
MONTHLY
Skirting, ledges, light fittings within reach and internal glass deep cleaned, plus a supervisor inspection.
QUARTERLY
Performance review with the managing agent, and window, carpet and bin store deep cleans as agreed.
Every communal clean logged, timed and photographed

Frequently asked questions
What does communal block cleaning include?
Communal block cleaning covers the shared areas of a residential building: entrances and lobbies, stairwells and landings, corridors, lifts, bin stores and external areas. We clean them to a written checklist agreed for your block, with windows, carpets and deep cleans scheduled as needed.
How often should communal areas in a block be cleaned?
Most residential blocks have communal cleaning once or twice a week. Busy blocks with lifts, high foot traffic and large bin stores often need cleaning several times a week or daily. We recommend a frequency after the site visit.
How much does communal cleaning cost in London?
Communal cleaning is charged by the hour, from £19 per hour plus VAT. The total depends on the number of hours your block needs, which is set by its size, number of floors, lifts, bin stores and how often it is cleaned. Quotes are free and in writing.
How do you prove the cleaning was done?
Every visit is recorded in our cleaning management software. Cleaners check in on site, tick off the block's checklist and photograph the finished areas, and supervisors inspect each block every month. Managing agents can share the record with directors or residents.
Are your communal cleaners DBS-checked and insured?
Yes. Every cleaner is DBS-checked and trained. We hold £2 million public liability and £10 million employers' liability insurance, we are Safer Contractor (SSIP) accredited, and insurance certificates are supplied with the quote.
Do you work with managing agents and RMCs?
Yes. We work with managing agents, block management companies, resident and right-to-manage companies, housing associations and landlords. Several blocks can sit on one agreement, with a separate checklist and visit record for each building.
Can you clean bin stores and external areas?
Yes. Bin stores and refuse areas are swept, disinfected and deodorised, and external areas such as pathways, entrances and car parks are swept and litter-picked. Pressure washing can be added on request.
Can you clean in the evenings or at weekends?
Yes. We can schedule communal cleaning early in the morning, in the evening or at weekends to suit residents and your building's access arrangements.
Do you bring your own equipment and products?
Yes. We supply all equipment and eco-friendly cleaning products, use colour-coded equipment to prevent cross-contamination, and keep COSHH data sheets for every product.
What happens if the regular cleaner is off?
Holiday and sickness cover is included, so a trained replacement covers the visit and your block's cleaning does not stop.
Is there a long contract?
No. Communal cleaning runs on a rolling monthly agreement with 30 days' notice, and cleaning usually starts within 48 hours of agreeing the quote.
Which areas do you cover for block cleaning?
We cover residential blocks in every London borough, including Central, North, East, South and West London, as well as Hertfordshire. Tell us the postcode and we will confirm coverage.
